$0.50/$1 NL Texas Holdem. Pocket Jacks are a difficult poker hand to play from any position at thecasino; here is an interesting situation a friend of mine got into in a ring poker game. In first position, under the gun, he looked down at pocket jacks and raised the bet to $6. One player in middle position called and the player in the cut off (one before the button) re-raised to $15. The button and blinds folded and my friend flat called (starting the hand with about $100) and the middle player folded. The flop came out 6, 6, 7 rainbow. The UTG player checked in first position and then the late position player bet $25, to which my friend folded. Basically he was giving the late position re-raiser credit for a huge pocket pair, Aces, Kings, or Queens. The flop, though not bad for him, and probably not great for the other player, was pretty irrelevant. But, what he resigned to do upon getting re-raised, was play the hand for set-value and fold in almost any other outcome. The problem with this is that he turned pocket jacks into pocket deuces. In a tournament, I’m sure he would have jammed that flop and crossed his fingers, but in a ring game, he played it passively. He may have been dead right. A re-raise in a low limit online ring game is likely a big pair like he thought. Sometimes the players in a ring game are tighter than in a tournament for a couple of reasons. Since the blinds never increase, there is less waiting around for spots to take advantage of. If someone raises, and you have a big pair, you’re likely going to re-raise and play the hand straightforward with a large continue bet on any flop. You only have one pair, you are unlikely to improve, and your hand can be vulnerable in a multiway pot. If the player did indeed have a bi pocket pair, he was lucky to have gotten it in late position so that he could put in a re-raise and try to isolate against one player. If he were the initial raiser, he’s likely to get called by a lesser hand, but that call would open up the floodgate for all suited connectors to try and take a flop.

Flipping Real Estate Can be Risky Business

The art of flipping property may seem like the road to quick riches, but it’s anything other than that for the majority of investors. Only a small percentage of people who buy real estate to flip it actually make a quick profit, according to a new survey.

Flipping property is the business of buying real estate, making repairs to it or playing a rapidly appreciating real estate market to make a quick profit.

Flipping real estate may be part art, part business. But in a survey of 500 of the Nation’s wealthiest real estate investors only 10.4% made a profit. The survey was conducted by Real Estate Add, an information driven real estate website.

Nearly half of all investors surveyed ended up holding on to their property for more than a year after the original purchase. Some 52% said they broke even and had to hold on to the property for much longer than they originally intended. The remaining nearly 38% suffered a loss.

Rick and Mary Coughlin of Santa Rosa, California purchased a 3-bedroom, two-bath home, which needed repairs. The Coughlins went about getting contractors estimates for the work before purchasing the home. Estimates ranged from $18,000 to $31,000.

The Coughlins purchased the home, which was built in the mid-1970’s, budgeting $40,000 for the work with the idea that they would do a lot of the repairs themselves. However, they encountered problems when they opened up one of the bathroom floors to find dry-rot that far exceeded their expectations.

The couple did most of the work to the home themselves, but still retained a contractor to do some of the repairs, including the bathroom, kitchen floor, kitchen counters and replacing a wall in the livingroom.

“We had made pretty good money flipping property up until that home,” said Rick. “But the profits on five other homes were going down the drain on this one. It took us five months and three contractors to get the job done, and then by the time we sold it the place was eating us alive.”

The Coughlins had a mortgage with taxes and insurance on the home of nearly $2,900 a month. Mary would paint the inside evenings after work. Rick spent evenings and mornings at the place between work hours. The stress of turning a profit on the home seemed near impossible.

The Coughlins were successful flipping five homes before this one, making nearly $300,000 in profit over three years. But this home turned into a nightmare. One of the bedroom floors caved in when Mary was moving furniture and had to be replaced by a contractor at a cost of $17,423.00, including walls that needed to be replaced as a result of damage to the room.

The bathroom turned into a $21,000.00 project and the Coughlin’s luck seemed to have run out. Including contractors fees and building supplies, the Coughlins spent $107,000. Once they sold the house seven months after buying it in a hot California real estate market the Coughlin’s were pleased to be free of the mortgage.

After all expenses and payments the Coughlins figure they were lucky, spending $131.000.00. This was their sixth flip so they had experienced success before and they were banking on these funds to help pay off a second mortgage on their primary residence. Instead, the Coughlins suffered a loss of nearly $90,000. The home sold for $624,000.

Nearly a year after the sale on the home, Rick said that was his last flip. “You don’t realize how risky it is until you hit the wrong house,” he said. “We were lucky to sell that place.”

The Coughlins are typical of real estate investors who take the risk to quick riches. Rick and his wife have since bought a rental home they intend to hold on to for at least 10 years to make a substantial long term profit. Overtime pay has helped them to pay-off the second on their principal residence.

Rick’s best advice to others considering a flip is to purchase property in an area where the prices are lower and hold on to “a lot of the cash.”

Insurance Industry Seeks Review of Pleural Plaques Claims Legislation

The Damages (Asbestos-related conditions) (Scotland) Act, which was enacted to overturn the Rothwell case decision of 2007, has been challenged by the insurance industry.

The challengers consist of Aviva, AXA Insurance, RSA and Zurich. The group controls over 50 percent share of the employers’ liability insurance market and would have to make the maximum payouts if the Act, which makes development of pleural plaques due to exposure to asbestos a compensatable damage in Scotland, is not revoked.

Nick Starling, who is the Director of General Insurance and Health at ABI said that the insurers have filed an application for judicial review since the Act does not leave them with any other way out. He said that the Act ignores medical evidence as well as the basic principles of law that are applicable in negligence cases.

Mr. Starling insists that although the insurance industry accepts the duty to compensate people for loss of health due to negligent exposure to adverse conditions, it is not going to support a law that obligates them to compensate those who suffer no loss.

The industry has challenged the law on four main grounds. It claims that the law ignores the fact that plaques neither have any symptoms nor do they cause any asbestos related diseases. The law seeks to award compensation to some one who has not suffered any loss of health, and merely on the grounds of being exposed to risk. The Act may lead to an increase in number of claims, as people will seek compensation even if they have not suffered any harm. This will increase the cost for companies and affect the economy negatively.

Why You Should Encourage Your Kids to Play Soccer

Did you know except for motor cross that the sport of soccer uses the most amount of muscles when playing? That is an interesting fact isn’t it? We all want our kids to stay thin and not grow wide like many of our closest friends. Playing soccer keeps kids thin and it also helps them develop teamwork skills and it is very good for their cardio vascular system too. But using all the muscles in one’s body is an excellent bonus to playing soccer.

Now then although in motor cross you use more muscles, probably due to all the balancing, leaning and positioning, chances are most Moms are not too keen on having their children get into racing motor cycles, although I can tell you it is indeed a lot of fun, but not for Moms watching, they get all upset over it; it scares them silly.

How do you get your kids into soccer? Well believe it or not they have soccer leagues with kids who are very young, so getting them started early may in fact mean they will stick with it longer and thus keep off the extra weight that many of their friends will be putting on you see?

Soccer is a great sport for so many reasons; so go ahead and look in your phone book and call the AYSO American Youth Soccer Organization in your town and see if this might not be something your children might come to enjoy and perhaps even excel at. Consider this in 2006.

My friend Bob rings me on the phone to buzz me that he’s found some on-line gambling websites that I just have to check up on. I’ve never really been big into gambling, but I figured okay, I may give it a go. And So I tried out some black jack and poker, but honestly, they just are not my thing. And Then I find these online lotto web sites and then I realize that all over cyberspace I can play lots of different lotteries around the planet. Straight Off to me this appears a great deal more fun, thus I imagine I would give it a test. First I tried my luck at euro millions, you know a European lottery. I decided on my lotto numbers and waited and daydreamed that I may win it big. I didn’t but when the euro lotto numbers came in; I was extremely surprised to realise that I had actually come very near to the winning lotto numbers. I tried out a few other world lotteries, only I found that I had come so near the first time on the euromillions, that I honestly had to give it one more shot. So far, I haven’t won millions of dollars, but all the same, I have won some money, and so I continue to play the euro millions and picking lotto winning numbers, going for the big win. I am one of those souls who like to think in the likelihood of winning it big, because it’s tough to reckon making that kind of money some other way.

As for my acquaintance, he still carries on with his passion of internet gambling and finds himself at the online casino for at least an hour at a time. He too has won some money, but it has high’s and low’s and the difference is, when you lose at gambling you usually lose a good deal but then, when you lose at the elottery, it doesn’t cost you very much. I reckon that the lottery is the only path for me to go and the notion of hitting the jackpot and on top of that, it is only costing me just a couple of dollars “makes it all more appealing”.

Gary Alexander edged the O’s in front on 64 but again the lead didn’t last as Chris Wilmott levelled within two minutes. With the match heading for a draw, Lee Steele struck in injury time for 6/5 Orient to win them automatic promotion for the first time in 36 years.

Grimsby’s hopes of automatic promotion were shattered in the third minute of injury time as they were held to a draw by already-promoted Northampton. The Mariners needed to win or better the result of Leyton Orient to snatch the third automatic promotion place and looked good to do so when Jean-Paul Kalala converted a penalty after 75 minutes. But, with 20 seconds to go, Ryan Gilligan equalised to set up a 5/2 draw and consigned Grimsby to the play-offs.

Carlisle were confirmed as League Two champions and Stockport avoided relegation as both sides drew 0-0 at Edgley Park. County’s Adam Griffin and Carlisle’s Glenn Murray both could have won it for either side but punter’s who foresaw a draw at 12/5 will have been smiling at full-time.

Torquay earned the point they needed to avoid the drop with a goalless draw against Boston. A game of few chances for either side ended as a 5/2 stalemate but preserved the Seagull’s league status.

Cheltenham prepared for their play-off clash with Wycombe by smashing five past Mansfield at Field Mill.
